What is Epoxy Flooring?

An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. When cured, epoxy floors are stain-proof and can be cleaned in the same way as your Teflon pot.

We offer a military-grade topcoat version for garages with big SUVs, tractor trailers, or workshops. It has an industry-leading 4mg loss rate and can withstand all kinds of abuse. There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. There are many epoxy systems and epoxies that we offer. An epoxy floor coating that is not intended for use is one of the most common mistakes.

We find that 100% Aliphatic combined with a true, urethane epoxy topcoat is the best all-around epoxy garage floor. The abrasion loss rating of this topcoat should be equal to normal traffic loads. If budget allows, a primer is a good option to increase your adhesion, overall coverage and coating thickness. These are all good things to consider when constructing an epoxy garage floor.

Can you epoxy garage floors yourself?

It is easy to apply an epoxy coating to concrete floors. But, like painting walls, the trick is in the preparation. The actual application will be easy once you have completed the calculations, made your color choices and cleaned up the target area.

For epoxy to bond well, it needs a surface that is even, slightly rough, but completely clean. You will need to fill any cracks or holes before applying epoxy. Concrete must be no less than 60 days old and unsealed in order for epoxy to adhere. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floor is not peeling, it can be repainted.

It is not possible to clean the floor by simply stripping it. Grease and dirt can cause epoxy adhesion to be compromised, so cleaning and/or etching is an important step. There are many cleaners on the market. Make sure you read all ingredients before choosing which one is right for you. Chemical cleaners can be very effective or less effective. For $40 per day, you can rent a machine called floor maintainer.

Most epoxy coatings are supplied in complete kits. You can then decide if you need additional supplies once you have chosen one. Manufacturers might suggest two coats or more of epoxy paint and topcoat. However, most standard kits only allow for one coat. To hide concrete’s imperfections, color flakes may be added to the epoxy garage floor. Make sure you know how thick you plan on spreading them. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This option may be beneficial in areas with high ice or rain probability.

The timing is everything once the floor is clean and ready to be coated. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. The floor must be dry for at least 72 hours after being completed.

What are the drawbacks to epoxy garage flooring?

Two of the most common problems with epoxy floor coatings are that they wear out too quickly because it’s not industrial-grade, even though it has been claimed to be. This is not a warranty issue. The epoxy after time may also start to peel. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.

Your tires can heat up to 180 degrees. You shouldn’t use epoxy below 10 Mils of dried thickness. Color flakes, which can displace some epoxy under them, will make it less effective at absorbing heat. You won’t be able to use any of the other types of epoxy mentioned above. They won’t have enough thickness or strong chemical cross links to stop the epoxy being reactivated by hot tires.

Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

How long does an epoxy garage flooring system last for?

It can vary and it is almost the same answer that you get for how long a car will last. The quality of epoxy used, floor preparation quality and traffic all affect epoxy longevity. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.

How long does garage epoxy flooring take to put together?

Grinding your floor should take 2 days, acid etching takes 3 days. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. The total drying time is therefore extended to 2-3 days.

What is the cost of a epoxy garage floor coating?

Okay so this is a tricky question. We will answer your question with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. You have many options. There are water-based, polyurea, and cycloaliphatics. They all have their advantages. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.

It is important to consider the cost of ownership. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now, take an average of two hundred dollars worth of epoxy. It will stay new for only 2-3 years until it is time to be renewed. So which epoxy costs less in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. The epoxy underneath will last for years. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.
