Based on 30 years’ experience, garage duty vehicles should have a minimum 20 mgs abrasion rating. A military grade topcoat version can be used in garages with big SUVs. Tractors. Trailers. We also offer workshops with a 4mg loss. You must be below 10mgs for commercial duty traffic with pallet jacks and forklifts. The Commercial Package for garages is available if you don’t desire the flake-like appearance. It is also recommended that color flakes not be used in a workshop as it can cause difficulty when looking for dropped parts on the floor. Is it possible to epoxy a garage floor yourself?

Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. The hardest part will be the actual application once the calculations are done, as well as the color and cleaning choices are out of the way.

Epoxy bonds well when it has a slightly rough, and completely clean surface. This involves repairing any cracks and filling them before applying epoxy. Concrete must be no less than 60 days old and unsealed in order for epoxy to adhere. The epoxy will not adhere to concrete floors that have been sealed with sealants. Most epoxy coatings are supplied in complete kits. You can then decide if you need additional supplies once you have chosen one. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. You can add color flakes to concrete, which will hide its imperfections. However, you need to decide how thick you’ll spread them across the floor. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. Decide if you want an anti skid additive. This is typically granules that give your floor a sandpaper look. This is a great option for areas that are prone to ice and rain.

Once your floor is clean, you can start to apply the coating. When the concrete isn’t damp from rain and the temperature is between 60 and 80 degrees, you can start the job. Otherwise if temperatures are below 50 degrees, the application could bubble and peel. One mixing the epoxy paint with the hardener will leave you with about 2 hours to apply it. This means that you need to plan how to best paint the garage floor. Waiting between each step is the hardest part. Drying time is typically 12-24 hours. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.

What are the disadvantages of epoxy garage flooring?

Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not a warranty issue. Another problem is when epoxy starts to peel up. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.

Your tires can heat up to 180 degrees. If you use epoxy less than 10 Mils in dry thickness. It won’t be able to absorb heat. Some of the other types epoxies will not have sufficient thickness.

Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

What is the life expectancy of epoxy garage flooring?

It is a variable answer, and the answer is always the same as for how long a car can last. The quality of epoxy used, floor preparation quality and traffic all affect epoxy longevity. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.

How long does an epoxy garage flooring system take to set up?

If you are grinding your floor, allow at least 2 days and 3 days for acid etching. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. The total drying time is therefore extended to 2-3 days.

Our “Garage Floor Epoxy”, installations can be used in commercial applications if the epoxy flooring primer is used and a military-grade topcoat option is used. Metallic Epoxy Flooring works well in commercial applications, as it is made up of three layers with high-performance primer and high-build military grade metallic epoxy. The topcoat is military grade 4 mg and has a low abrasion rate.

What does a epoxy garage floor covering cost?

Okay so this is a tricky question. With some caveats, we’ll answer the question. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. There are many other types of epoxy you can buy, including water-based, polyurea and cycloaliphatics. Each has its own drawbacks. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.

You must also consider your total cost of ownership. Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. The average off-the-shelf epoxy will look new for about 2-3 years, until it has to be redone. What epoxy is more affordable in time and materials? Which do you consider as better value? The one that needs to be repainted regularly or the one that can last 20 years. Keep in mind that epoxy coatings can look worn out much faster than you expect. If it’s time for a new coat, you will have to start all over again. A new epoxy garage floor will require a light sanding in order to clean it and to roughen it up, before applying a coat of clear solution to make it look brand new. The epoxy that is used under the floor will not wear out. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This is without even considering the labor required to empty your garage and redo your floors over and over again.
