What is Epoxy Flooring exactly?

An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. You will get a more dramatic floor with an epoxy floor coating that has a high gloss finish that is unmatched by any other paint. It will also be waterproof and mold and mildew resistant. The epoxy floor coating cures quickly and is virtually stainproof. Cleaning it is the same as cleaning your Teflon saucepan.

Epoxy flooring for commercial and residential use in Lehigh Acres

After 30 years of experience, we know that for garage duty vehicle traffic, you need a 20-mg or lower abrasion rating. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. Commercial duty traffic applications that use forklifts pallet jacks, or shop work (commercial or residential), you must have a rating of less than 10mgs. If you do not want to see color flake, the Commercial Package can be used for garages. Also, we recommend that you do not use color flakes in your work shop. You won’t be able to find dropped parts on flake floors. Industrial applications or those who want the strongest epoxy floor coating possible, you should apply a coating of 23 mils or thicker. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.

Our epoxy garage floors have been sold for over 30 years. We have also installed and tested every garage floor epoxy available so we know which ones work best. There is no one-size fits all epoxy coating. We offer many different epoxy systems and epoxies. People make the biggest mistake of using epoxy floor coatings for purposes that are not suitable.

Our experience has shown that 100% Aliphatic is the best epoxy for all purposes. It’s combined with a true epoxy topcoat. This topcoat has an abrasion rating that equals traffic load. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. When epoxy garage flooring is being done, these are all good points to factor in.

Is Epoxy Garage Flooring Worth the Investment?

Epoxying garage floors is worth the investment. The epoxy will not only give your garage a professional look, but also repels oil stains, water and can be cleaned like a kitchen counter. You can hide any imperfections in the concrete below with color chips or custom paint colors, and you have the anti-skid additives to give you the grip you need when it colder conditions.

Can You Epoxy Garage Floors by Yourself?

The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. The hardest part will be the actual application once the calculations are done, as well as the color and cleaning choices are out of the way.

For epoxy to bond well, it needs a surface that is even, slightly rough, but completely clean. You will need to fill any cracks or holes before applying epoxy. Concrete must be more than 60 days old and unsealed for epoxy to adhere. If water beads are on your floor, or the etching solution does not foam, it is likely that the sealer has been removed. If there is no peeling, stained floors can be refinished.

However, stripping the floor does not clean it. The epoxy adhesive will be compromised by grease and dirt, so cleaning and polishing should be done slowly. Different manufacturers offer different types and brands of cleaners. Be sure to check the ingredients before you decide on which one you prefer. Chemical cleaners come in many forms, including harsh degreasers, etchers, and safer but less efficient organics. Renting a machine called a “floor maintainer” for $40 per day can help you cut down on the work.

Most epoxy coatings are supplied in complete kits. After you have selected the one you like, you can determine if additional supplies are needed. Manufacturers might suggest two coats or more of epoxy paint and topcoat. However, most standard kits only allow for one coat. You can add color flakes to concrete, which will hide its imperfections. However, you need to decide how thick you’ll spread them across the floor. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. The next step is to decide if the finished floor should have an antiskid additive. This could be an option in areas where there is frequent rain or ice.

It all comes down to the timing of applying the coating once the floor has been cleaned. It is important to choose a day when the concrete will not be dampened by rain and the temperature is between 50-80 degrees. Otherwise, it can bubble or peel. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting between each step is the hardest part. Drying time is typically 12-24 hours. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.

What are the drawbacks to epoxy garage flooring?

Two of the most common problems with epoxy floor coatings are that they wear out too quickly because it’s not industrial-grade, even though it has been claimed to be. This, however, is not a warranty issue. The epoxy after time may also start to peel. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.

The temperature of your tires can reach 180 degrees. Any epoxy with a thickness below 10 Mils will not absorb heat, especially if it is coated with color flakes. These flakes can displace some epoxy underneath them and leave a thinner coating. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.

Epoxy flooring’s only drawback is its labor-intensive nature. For an average garage with 2 1/2 cars, epoxy flooring requires about 2-3 days to complete.

How long does an epoxy garage flooring system last for?

It all depends on the epoxy used and how long it has been in use. The quality of epoxy used, floor preparation quality and traffic all affect epoxy longevity. The average epoxy coating can last between 20 and 25 years with the right military-grade topcoat. Topcoats can be applied in a single step. You only need to sand it lightly with 120grit.

How long does it take for epoxy garage flooring to be installed?

For acid etching, you should allow for 2 days. Although it takes about 3-5hrs to finish, each layer of coating must be allowed to dry. This extends the time by 2-3 days.

What is the best epoxy garage flooring for commercial applications?

Yes, our systems can be used for commercial applications with or without color flakes. Our team is available to answer your questions about our Commercial Epoxy Systems. Our “Garage Floor Epoxy”, installations can be used in commercial applications if the epoxy flooring primer is used and a military-grade topcoat option is used. Metallic Epoxy Flooring’s three-layer construction with high-performance primer, high-build metallic epoxy and military-grade topcoat (4 mg) makes it ideal for commercial use.

How much does epoxy garage floor coatings cost?

This is a difficult question. It’s like asking the price of a car. The question will be answered with some caveats. For less than $100.00, epoxy coatings are available at Big Box stores and online retailers. There are many other types of epoxy you can buy, including water-based, polyurea and cycloaliphatics. Each has its own drawbacks. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.

It is important to consider the cost of ownership. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. So which epoxy costs less in time and materials? You can choose to have it repainted every 20 years or you can keep it topped up as and when it needs it. Other epoxy coatings will look worse than you might think. When it comes time to replace them, you’ll need to start again. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. The epoxy that is used under the floor will not wear out. The choice is yours to make: do you choose the epoxy with the lowest upfront cost and the most frequent recoating? This does not include the labor and time it takes to clean out your garage and re-do your floor.

Polyurea vs. Epoxy

Polyurea concrete finishes are an excellent choice if your budget allows for more investment upfront, but you want a lasting coating.
