What is Epoxy Flooring exactly?
An epoxy floor coating can be made from two parts. It is easy to mix and adheres to any concrete floor, garage or other surface. It will give your concrete floor a stunning look that can rival any traditional paint. When cured, epoxy floors are stain-proof and can be cleaned in the same way as your Teflon pot.

After 30 years of experience, we know that for garage duty vehicle traffic, you need a 20-mg or lower abrasion rating. A military grade topcoat version can be used in garages with big SUVs. Tractors. Trailers. We also offer workshops with a 4mg loss. You must be below 10mgs for commercial duty traffic with pallet jacks and forklifts. If you do not want to see color flake, the Commercial Package can be used for garages. Color flakes should not be used in work shops as you may find it difficult to find parts on flake flooring. Industrial applications or those who want the strongest epoxy floor coating possible, you should apply a coating of 23 mils or thicker. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.
Our epoxy garage floors have been sold for over 30 years. We have also installed and tested every garage floor epoxy available so we know which ones work best. There are no guarantees that an epoxy coating will last forever or be perfect for every application. This is why we offer so many epoxies. The biggest mistake people make is to use an epoxy floor coating in applications that it wasn’t designed for.
We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. If budget allows, a primer is a good option to increase your adhesion, overall coverage and coating thickness. These are all great things to consider when building an epoxy garage floors.

Epoxy Garage Floor Coating: Why?
Epoxy is the best choice of all flooring options. Epoxy can be used in a variety of applications and is more versatile than rubber roll out mats, which might not be appropriate for some situations. Epoxy gives a dramatic look, is inexpensive and lasts a long time, and is simple to install. It’s waterproof, mold and mildew-proof, and extremely chemical resistant.

Is Epoxy Garage Flooring Worth the Investment?
Epoxying garage floors is worth the investment. The epoxy will not only give your garage a professional look, but also repels oil stains, water and can be cleaned like a kitchen counter. You can hide any imperfections in the concrete below with color chips or custom paint colors, and you have the anti-skid additives to give you the grip you need when it colder conditions.

Can you epoxy garage floors yourself?
The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. The actual application will be easy once you have completed the calculations, made your color choices and cleaned up the target area.
An even, slightly rough and clean surface is necessary for epoxy to bond well. This means repairing cracks and potholes will allow the epoxy to cure completely. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. It is possible to tell if your concrete floor has a sealer by checking to see if water beads on it. Also, etching solutions that don’t foam will be a sign of a sealed floor. If there is no peeling, stained floors can be refinished.
However, stripping the floor is not enough to clean it. Grease and dirt can cause epoxy adhesion to be compromised, so cleaning and/or etching is an important step. Different manufacturers make different kinds of cleaners. You should read the ingredients carefully before you choose which cleaner is best. Chemical cleaners are available in many different forms. They can range from powerful degreasers and etchers to more gentle, but less effective organics. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.
Most epoxy coatings come as kits. Once you’ve chosen the right one, consider whether you will need to purchase additional supplies. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. To hide concrete’s imperfections, color flakes may be added to the epoxy garage floor. Make sure you know how thick you plan on spreading them. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. Decide if you want an anti skid additive. This is typically granules that give your floor a sandpaper look. This is a great option for areas that are prone to ice and rain.
Once your floor is clean, you can start to apply the coating. The timing is crucial. Choose a day when the concrete is dry from rainy weather, and temperatures are between 50 – 80 degrees. If the concrete is damp, or if the temperature drops below 50 degrees, the coating can bubble up and crack. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting between each step is the hardest part. Drying time is typically 12-24 hours. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.
What are the drawbacks to epoxy garage flooring?
Epoxy floor coatings often wear out prematurely. This is because the coating was not intended to be industrial grade. This is not a warranty issue. Another problem is when epoxy starts to peel up. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.
Your vehicle’s tires can reach temperatures up to 180°F. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. The epoxy you use will not be thick enough to absorb heat from hot tires.
Epoxy flooring’s only drawback is its labor-intensive nature. For an average garage with 2 1/2 cars, epoxy flooring requires about 2-3 days to complete.

How long can an epoxy garage floor system last?
It can vary and it is almost the same answer that you get for how long a car will last. The quality of epoxy used, floor preparation quality and traffic all affect epoxy longevity. The average epoxy coating can last between 20 and 25 years with the right military-grade topcoat. Topcoats can be applied in a single step. You only need to sand it lightly with 120grit.
How long does it usually take to install garage epoxy flooring?
If you are grinding your floor, allow at least 2 days and 3 days for acid etching. Although the actual labor time is about 3-5 hours, you will need to wait for your floor after acid etching has completed. After that, you will need to allow each coating to dry. The total drying time is therefore extended to 2-3 days.

Can epoxy garage flooring be used in commercial settings?
Yes. We offer several systems that are suitable for commercial use with or without color flakes. Contact our team for more information about our Commercial Epoxy Systems. Our “Garage Floor Epoxy”, installations can be used in commercial applications if the epoxy flooring primer is used and a military-grade topcoat option is used. Metallic Epoxy Flooring’s three-layer construction with high-performance primer, high-build metallic epoxy and military-grade topcoat (4 mg) makes it ideal for commercial use.
How much does epoxy garage floor coatings cost?
This is a difficult question. It’s like asking the price of a car. We will answer your question with some caveats. For less than $100.00, epoxy coatings are available at Big Box stores and online retailers. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. Military grade epoxy systems are available for various applications. We don’t have one solution that works for all. A DIY military-grade epoxy floor kit will run you between $1.15 – $2.25 per square foot depending on whether you use primer, topcoat, color flakes, and which epoxy system you choose to install.
What is the cost to own a property? Let’s take, for instance, a garage epoxy floor for $3,000. It will last for 20 years without needing to be repainted. The average off-the-shelf epoxy will look new for about 2-3 years, until it has to be redone. Which epoxy is the most affordable in time and materials? Which do you consider as better value? The one that needs to be repainted regularly or the one that can last 20 years. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. a new epoxy garage floor can be easy to sand and polish. A new coat of clear resin will be all that is needed to bring them back to their original glory. The under epoxy we use will last forever. You can choose to spend the money upfront and never have to recoat, or to buy the epoxy that you only use once knowing it has to be recoated soon. This is without even considering the labor required to empty your garage and redo your floors over and over again.
Polyurea vs. Epoxy
Polyurea concrete coats are a great choice, if you’re willing spend more upfront to get a coating that lasts.
