What is Epoxy Flooring?
An epoxy floor coating is usually two-part epoxy that you mix. It will stick to your concrete garage floor better than any other oil based, water base or enamel paint. Your floor will look much better than any conventional paint. It will have a very high gloss finish that will not only make it look great but also waterproof, mold, and mildewproof. An epoxy floor coating is stain resistant once it has cured. It is easy to clean like a Teflon pan.

For garage duty traffic, we recommend a rating of 20 mgs or less. This is based on our 30 years of experience. A military grade topcoat version can be used in garages with big SUVs. Tractors. Trailers. We also offer workshops with a 4mg loss. For commercial duty traffic, you should have less than 10mgs of abrasion rating for pallet jacks, residential or commercial shop work. The Commercial Package for Garages can be used if you don’t like the flake appearance. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. If you are looking for industrial epoxy floor coatings or if you just want to get the best, most heavy-duty floor coating available, you will need a coating that is 23 mils thick and has a 6 mg rating. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.
We have sold every type of epoxy garage floor available. In the 30 years since we began, we have installed and tested every type of epoxy garage floor so we know what works well and what doesn’t. There are no guarantees that an epoxy coating will last forever or be perfect for every application. We offer a variety of epoxy systems and different epoxies. People make the biggest mistake of using epoxy floor coatings for purposes that are not suitable.
We find that 100% Aliphatic combined with a true, urethane epoxy topcoat is the best all-around epoxy garage floor. The abrasion loss rating of this topcoat should be equal to normal traffic loads. If possible, use a primer this will increase your adhesion as well as overall coverage and coating thickness. When epoxy garage flooring is being done, these are all good points to factor in.

Can You Epoxy Garage Floors by Yourself?
The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. The hard part of the application will seem easy after you’ve done the calculations and made your color choices.
An even, slightly rough and clean surface is necessary for epoxy to bond well. This involves repairing any cracks and filling them before applying epoxy. Concrete must be more than 60 days old and unsealed for epoxy to adhere. If water beads are on your floor, or the etching solution does not foam, it is likely that the sealer has been removed. If there is no peeling, stained floors can be refinished.
It is not possible to clean the floor by simply stripping it. Cleaning and etching the floor should be completed thoroughly. Any grease or dirt could cause epoxy adhesion problems. Different cleaners are made by different manufacturers. Before you decide which type of cleaner is best for your needs, make sure to read the ingredients. Chemical cleaners are available in many different forms. They can range from powerful degreasers and etchers to more gentle, but less effective organics. For $40 per day, you can rent a machine called floor maintainer.
Most epoxy coatings are supplied in complete kits. You can then decide if you need additional supplies once you have chosen one. While manufacturers might recommend two coats, most standard kits provide only enough to cover one coat. Add color flakes to concrete. This will hide any imperfections. Be sure to measure how many you’ll apply them. For garages with foundations that rise above foot level, it may be worth coating the vertical surfaces of your garage to make cleaning easier. Next, decide whether you want an anti-skid additive. These granules give the floor a sandpaper-like finish. This option may be beneficial in areas with high ice or rain probability.
The timing is everything once the floor is clean and ready to be coated. When the concrete isn’t damp from rain and the temperature is between 60 and 80 degrees, you can start the job. Otherwise if temperatures are below 50 degrees, the application could bubble and peel. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. You must wait for 72 hours to park your car on the entire floor after it’s dry.
What are the disadvantages of epoxy garage flooring?
Epoxy floor coatings are prone to premature wear due to the fact that it isn’t suitable for industrial use, despite being advertised as such. This is not a warranty issue. The epoxy after time may also start to peel. The epoxy is not prepared correctly is what you will most likely be told.
Your tires can heat up to 180 degrees. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.
Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

What is the life expectancy of epoxy garage flooring?
It’s a variable question that can be answered in the same way as how long a car can live. Epoxy longevity is dependent on the quality of epoxy used, floor prep before and traffic received. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Topcoats are easy to apply. Just a quick/light sanding with 120 grit is enough to make the floor look brand new.
How long does it usually take to install garage epoxy flooring?
For acid etching, you should allow for 2 days. Although the actual labor time is about 3-5 hours, you will need to wait for your floor after acid etching has completed. After that, you will need to allow each coating to dry. The total drying time is therefore extended to 2-3 days.

Is epoxy garage flooring suitable for commercial use?
Yes, our systems can be used for commercial applications with or without color flakes. For more information on our Commercial Epoxy Systems, please contact our team. Even “Garage Floor Epoxy” can be used for commercial applications, provided that the epoxy flooring primer has been applied and the military-grade topcoat is chosen. Metallic Epoxy Flooring works well in commercial applications, as it is made up of three layers with high-performance primer and high-build military grade metallic epoxy. The topcoat is military grade 4 mg and has a low abrasion rate.
What is the cost of a epoxy garage floor coating?
This is kind of a tricky question. We will answer your question with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. You can also buy a variety of other epoxies such as polyurea, water-based and cycloaliphatics. All have their own advantages and disadvantages. There are military grade epoxy solutions for various applications. Unfortunately, we don’t make one epoxy fits all solution. You can expect to pay between $1.15 – $2.25/sf for a DIY military-grade epoxy flooring kits. This will depend on whether or not you use a primer and what type topcoat you use. Also, depending on whether color flakes are used or not, as well as what epoxy system you select.
You must also consider your total cost of ownership. Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. The average off-the-shelf epoxy will look new for about 2-3 years, until it has to be redone. So which epoxy costs less in time and materials? Which do you consider as better value? The one that needs to be repainted regularly or the one that can last 20 years. Other epoxy coatings will look worse than you might think. When it comes time to replace them, you’ll need to start again. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. The epoxy that is used under the floor will not wear out. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. You don’t even have to consider the time and labor it will take to empty your garage, clean up and redo your flooring over and again.
Polyurea vs. Epoxy
If you’re willing to spend more upfront on a durable coating, polyurea concrete coatings can be a great option.
