What is Epoxy Flooring exactly?
An epoxy floor coating can be made from two parts. It is easy to mix and adheres to any concrete floor, garage or other surface. Your floor will look much better than any conventional paint. It will have a very high gloss finish that will not only make it look great but also waterproof, mold, and mildewproof. The epoxy floor coating cures quickly and is virtually stainproof. Cleaning it is the same as cleaning your Teflon saucepan.

Epoxy Flooring for Commercial and Residential Use in Orange Harbor Mobile Home Park
We have 30 years of experience and know that garage duty vehicle traffic should be at least 20 mgs. A military grade topcoat version can be used in garages with big SUVs. Tractors. Trailers. We also offer workshops with a 4mg loss. You must be below 10mgs for commercial duty traffic with pallet jacks and forklifts. If you don’t want the color flake look, the Commercial Package is ideal for garages. It is also recommended that color flakes not be used in a workshop as it can cause difficulty when looking for dropped parts on the floor. For industrial applications and for those who simply want the best floor coating, a coating should be 23 mils thick. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.
Our epoxy garage floors have been sold for over 30 years. We have also installed and tested every garage floor epoxy available so we know which ones work best. There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. We offer many different epoxy systems and epoxies. A common mistake is to apply an epoxy floor coat for applications it was not meant for.
We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. When epoxy garage flooring is being done, these are all good points to factor in.

Epoxy Garage Floor Coatings:
Epoxy is the best choice of all flooring options. Epoxy is flexible and can be used for any type of application. This is in contrast to rubber rollout mats which might not work well for certain applications. Epoxy looks great, is affordable, durable, and simple to apply. It’s also waterproof and resistant to mold and mildew.

Is Epoxy Garage Flooring Worth it?

Is it possible to epoxy a garage floor yourself?
Epoxy coating concrete floors is just as simple as painting walls. However, as with painting, the key to success lies in the preparation work. The hardest part will be the actual application once the calculations are done, as well as the color and cleaning choices are out of the way.
For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. It is important to patch any cracks or potholes before apply epoxy garage flooring. Concrete must be more than 60 days old and unsealed for epoxy to adhere. Concrete must be at least 60 days old and not sealed to allow epoxy to adhere. If it does, water will either beads on it or the etching solutions doesn’t foam. In this case, you can remove the sealer using a chemical stripper. If there is no peeling, stained floors can be refinished.
However, stripping the floor does not clean it. It is important to clean and etch the floor properly. Grease or dirt can compromise epoxy adhesion. There are many cleaners on the market. Make sure you read all ingredients before choosing which one is right for you. Chemical cleaners come in many forms, including harsh degreasers, etchers, and safer but less efficient organics. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.
Most epoxy coatings come as kits. You can then decide if you need additional supplies once you have chosen one. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. The next step is to decide if the finished floor should have an antiskid additive. This could be an option in areas where there is frequent rain or ice.
Once your floor is clean, you can start to apply the coating. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting is the hardest part. The drying time between each step can take anywhere from 12 to 24 hours. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.
What are the disadvantages of epoxy garage flooring?
Epoxy floor coatings often wear out prematurely. This is because the coating was not intended to be industrial grade. This, however, is not a warranty issue. The epoxy will start peeling off after excessive use. The epoxy is not prepared correctly is what you will most likely be told.
Temperatures of up to 180 degrees can be reached by the tires on your vehicle. If you use epoxy less than 10 Mils in dry thickness. It won’t be able to absorb heat. You won’t be able to use any of the other types of epoxy mentioned above. They won’t have enough thickness or strong chemical cross links to stop the epoxy being reactivated by hot tires.
Epoxy flooring does have one other drawback. It is more labor-intensive than installing rollout mat garage floors or interlocking tile garage floors. There also have dry periods inbetween coats, because of these the epoxy flooring process can take up to 2 days.

How long can garage epoxy flooring last?
It is a variable answer, and the answer is always the same as for how long a car can last. The quality of epoxy used, floor preparation quality and traffic all affect epoxy longevity. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Topcoats are easy to apply. Just a quick/light sanding with 120 grit is enough to make the floor look brand new.
How long does an epoxy garage flooring system take to set up?
If you are grinding your floor, allow at least 2 days and 3 days for acid etching. Although the actual labor time is about 3-5 hours, you will need to wait for your floor after acid etching has completed. After that, you will need to allow each coating to dry. You can expect to wait for your floor to dry after acid etching, which will take about 3-5 hours. After that, you need to let each layer of coating dry. This could extend the drying time by 2-3 days.

Can epoxy garage flooring be used in commercial settings?
Yes. Our systems are compatible with both with or without color flakes and can be used in commercial applications. Talk to our team about our Commercial Epoxy Systems. Even “Garage Floor Epoxy” can be used for commercial applications, provided that the epoxy flooring primer has been applied and the military-grade topcoat is chosen. Metallic Epoxy Flooring is ideal for commercial applications because it has three layers of high-performance primer, military grade metallic epoxy, and topcoat that’s 4 mg abrasion-loss rated.
How much does a epoxy garage flooring coating cost?
This is a difficult question. It’s like asking the price of a car. Let’s answer this question with some caveats. For less than $100.00, epoxy coatings are available at Big Box stores and online retailers. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. A DIY military-grade epoxy floor kit will run you between $1.15 – $2.25 per square foot depending on whether you use primer, topcoat, color flakes, and which epoxy system you choose to install.
But the most important thing is to think about what your cost of ownership is. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Take the average epoxy off-the-shelf that costs about $200 and it will last for 2-3 years before it needs to be repainted. So which epoxy costs less in time and materials? Which is better value? The one you need to continually redo or one that lasts twenty years. Other epoxy coatings will look worse than you might think. When it comes time to replace them, you’ll need to start again. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. Our epoxy will last indefinitely. The choice is yours to make: do you choose the epoxy with the lowest upfront cost and the most frequent recoating? This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.
Polyurea vs. Epoxy
If you’re willing to spend more upfront on a durable coating, polyurea concrete coatings can be a great option.
