What is Epoxy Flooring?

An epoxy floor coating can be made from two parts. It is easy to mix and adheres to any concrete floor, garage or other surface. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. An epoxy floor coating is stain resistant once it has cured. It is easy to clean like a Teflon pan.

Based on 30 years’ experience, garage duty vehicles should have a minimum 20 mgs abrasion rating. A military grade topcoat is available for garages with large SUVs, Tractors, trailers, or are workshops. This version has an industry leading 4mg loss rating and is ready to take any abuse. For commercial duty traffic, you should have less than 10mgs of abrasion rating for pallet jacks, residential or commercial shop work. If you don’t want the color flake look, the Commercial Package is ideal for garages. Color flakes should not be used in work shops as you may find it difficult to find parts on flake flooring. For industrial applications and for those who simply want the best floor coating, a coating should be 23 mils thick. Our ultra military system is specifically made for these types of projects. It comes with a coating thickness of 23-30 mils and a rating of 4mg loss.

Our epoxy garage floors have been sold for over 30 years. We have also installed and tested every garage floor epoxy available so we know which ones work best. There is no one-size fits all epoxy coating. This is why we offer so many epoxies. A common mistake is to apply an epoxy floor coat for applications it was not meant for.

The best epoxy all-around is 100% Aliphatic with a true urethane epoxy toppingcoat. It has an abrasion rate equal to a traffic load. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. These are all good points to consider when you make an epoxy garage floor.

Is Epoxy Garage Flooring Worth it?

Epoxying your garage floor will make it look professional. This epoxy is impervious to oil stains, water and wipes clean easily like a kitchen countertop. Color chips and custom colors conceal imperfections in the concrete. Anti-skid additives provide the grip you need for low-grip days.

Is it possible to epoxy a garage floor yourself?

The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. After the calculations, color selections, and cleaning are completed, the actual application is easy.

Epoxy bonds well when it has a slightly rough, and completely clean surface. You will need to fill any cracks or holes before applying epoxy. Concrete must be more than 60 days old and unsealed for epoxy to adhere. Concrete must be at least 60 days old and not sealed to allow epoxy to adhere. If it does, water will either beads on it or the etching solutions doesn’t foam. In this case, you can remove the sealer using a chemical stripper. (If there is no peeling, you can recoat stained floors.

The floor can be stripped but this will not clean it. Grease and dirt can cause epoxy adhesion to be compromised, so cleaning and/or etching is an important step. There are many cleaners on the market. Make sure you read all ingredients before choosing which one is right for you. Chemical cleaners are available in many different forms. They can range from powerful degreasers and etchers to more gentle, but less effective organics. Renting a machine called a “floor maintainer” for $40 per day can help you cut down on the work.

You will usually find epoxy coatings in kits that contain everything you need. Once you’ve chosen the right one, consider whether you will need to purchase additional supplies. Manufacturers might suggest two coats or more of epoxy paint and topcoat. However, most standard kits only allow for one coat. Add color flakes to concrete. This will hide any imperfections. Be sure to measure how many you’ll apply them. If your garage’s foundation rises above foot level at its bottom, you may want a coating to extend a few inches up the vertical surfaces. This will make cleaning the garage much easier. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This could be an option in areas where there is frequent rain or ice.

The timing is everything once the floor is clean and ready to be coated. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.

What are the drawbacks to epoxy garage flooring?

Epoxy floor coatings often wear out prematurely. This is because the coating was not intended to be industrial grade. This is not a warranty issue. The epoxy can also begin to peel. The epoxy is not prepared correctly is what you will most likely be told.

Your vehicle’s tires can reach temperatures up to 180°F. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. Some of the other types epoxies will not have sufficient thickness.

Epoxy flooring has one other disadvantage. It requires more work than installing rollout garage mats, interlocking garage tiles, because it requires drying persiods between coatings. Therefore epoxy flooring takes 2-3 days to complete. An average 2 1/2 car garage will take 6-8 hours to complete.

What is the life expectancy of epoxy garage flooring?

It’s a variable question that can be answered in the same way as how long a car can live. Epoxy longevity is dependent on the quality of epoxy used, floor prep before and traffic received. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.

How long does garage epoxy flooring take to put together?

Grinding your floor should take 2 days, acid etching takes 3 days. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. This extends the time by 2-3 days.

What is the best epoxy garage flooring for commercial applications?

Yes. Our systems are compatible with both with or without color flakes and can be used in commercial applications. For more information on our Commercial Epoxy Systems, please contact our team. Our “Garage Floor Epoxy”, installations can be used in commercial applications if the epoxy flooring primer is used and a military-grade topcoat option is used. Metallic Epoxy Flooring is ideal for commercial applications because it has three layers of high-performance primer, military grade metallic epoxy, and topcoat that’s 4 mg abrasion-loss rated.

How much does a epoxy garage flooring coating cost?

This is kind of a tricky question. The question will be answered with some caveats. You can find epoxy coatings in a Big Box or online store for as low as $100.00. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. Military grade epoxy systems are available for various applications. We don’t have one solution that works for all. A DIY military-grade epoxy floor kit will run you between $1.15 – $2.25 per square foot depending on whether you use primer, topcoat, color flakes, and which epoxy system you choose to install.

But the most important thing is to think about what your cost of ownership is. Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. Now, take an average of two hundred dollars worth of epoxy. It will stay new for only 2-3 years until it is time to be renewed. Which epoxy is actually more expensive in time and materials? You can choose to have it repainted every 20 years or you can keep it topped up as and when it needs it. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. Our epoxy will last indefinitely. The choice is yours to make: do you choose the epoxy with the lowest upfront cost and the most frequent recoating? This is without even considering the labor required to empty your garage and redo your floors over and over again.

Polyurea vs. Epoxy

Polyurea concrete coats are a great choice, if you’re willing spend more upfront to get a coating that lasts.

Frequently Asked Questions about Epoxy Garage Floor Installations
